In a recent article Y3S noted “Our team speaks to hundreds of mortgage brokers every day and we hear the same thing all the time: “I’m doing a remortgage for a customer but I’d like to prepare a secured loan application in the background in case the remortgage falls over”. Frustrated brokers are throwing their arms in the air because through no fault of their own their customers are getting the run around. They come to Y3S to look for a less complicated solution and they often end up finding a top-up-loan for their customer that works out cheaper than the intended remortgage. More brokers are realising that when a remortage falls out, secured loans are often cheaper and a seriously quicker alternative.”
We spoke with Liam Hughes, Broker Manager at Y3S. He explained to us that a customer came to him with an issue relating to one of the properties in his portfolio where he was unable to raise further funds from the original lender on the property. The customer required additional funds in order to extend the leasehold of the property, together with the requirement for significant refurbishment to the property. The customer had further security to assist with raising finance, which could be raised against a further property within his property portfolio.
The Just Bridging Loans Ltd 2nd Charge LTV acts as a replica of a second charge bridging loan - but where a much higher than standard LTV is required. Liam commented, “This was exactly what this customer required – hence why going to Just Bridging was the perfect solution”.

Everything was sent as requested and if I needed anything Dean was there to help. The process and paperwork was simple, easy, clear and concise. Liam went on to say “Once the initial application was made, Dean liaised directly with my customer which made the process quicker and straightforward; the funds were released to the customer immediately. This made life easier for both us and the customer.”
